Well selling on terms entails, if you don't know, some going to rent to own arrangement, or rent them purchase arrangement, or some kind of subject to existing financing, or some kind of wraparound mortgage.So for us in equity, you going to basically look at everything, the condition, with the sellers need, the urgency for the sellers, existing financing, their comfort level with the due on sale clause with such two in the wrapper on my goods, the lease to own, etc.To ease for you to profit with no equity deal on the following:One is you can lease with an option and then assign the deal for a fee.

When potential renters see that others are interested in the property, it creates a sense of urgency. 

Throw in a sense of urgency by making it a limited time offer and then throw in a bunch of bonuses (worth thousands of dollars) if the "student" will provide their credit card RIGHT NOW!

Cuts down on the time you need to be there and hopefully you get 3-4 groups show up at the same time to create a little competition or urgency. 

Now, the million dollar question is, after the first of the year, will the bank have any urgency what so ever to push this deal forward to get it off their books?

As you can probably tell, I have a bit more urgency than your 30+30+30 formula would suggest.

Cool your jets, what is driving the urgency?  

It is all about having a great turnaround time because you can miss out on deals if the urgency is not understood and fulfilled by the Agent or the Appraiser,  or the Contractor, basically any Professional involved in the real estate investment chain.  

I have other tenants that seem to have no urgency to about $50 - $60 in late fees.

It's someone who operates with a sense of urgency, integrity, transparency, authenticity, and a strong posture.
