By revealing that I'm willing to alter the lease?

If your zoning application WAS approved, you would then have to submit signed and sealed alterations plans by a registered architect that demonstrates that the conversion meets all current codes, including existing building, Architectural life safety, Electrical, plumbing, mechanical, energy and fire protection.

I highly doubt any firm would quote a flat rate for advisory and suspect something is getting lost in translation. 

I've just translated it into real estate and from experience this will work far better then multi tasking or choosing multiple strategies to "speed up the process". 

Some people I regularly speak with have told me that they are only at 90% on rent collections for May so that might cause them to alter their short term plans.  

While in a normal situation we would say "just get it listed and find another tenant" I fear this pandemic may have long lasting effects on small and medium size businesses and their likelihood of starting another one which will translate into more and longer commercial vacancies.Residential --we all need a place to live and when the "rubber hits the road" we will choose to pay our rent/house payment before we worry about our place of business.

Now, based upon the situation and the sellers preference we are altering some activities.

Currently the train schedules are altered, so if you're checking now it may not be accurate.

Prior to the current shutdown they alternated between Burlington and Worcester which translates into a bigger network.

If I was closer to the graveyard, or thought there was some imminent doom model coming, I might alter that somewhat.
