Some owner/aggregators tried to throw more tech at the process; some owner/operators didn’t care because they were building machines to only eat equity.

I have some roots and a property in coastal California and have seen the benefits of this appreciation first-hand, but the costs still blow my mind and I don't have a ton of cash to throw around.  

Most investors just try and throw mud at the wall and see if it sticks.

Throw in 100 investors and managing distributions, making sure you can get the money out the door etc.

And that answer is different for everyone, and it's not always an answer that makes sense on paper.I realize I'm giving what probably sounds like a hippity dippity world peace kind of answer, and it's certainly not a technical answer or anything about next steps, but I assume most everyone else will respond with that stuff and I can be different and throw in an injection of mindset.

Check out how much you could make by looking into what others charge in your area and think about throwing in bonuses for folks who stick around longer or if you offer some cool extras.

Float the wall frame off brick, top plate to bottom plate, throw some fire blocks in. 

Given the attic issue and throwing in the water issue (which will continue to be a problem) I'd just scrape and start over and do it right this time.
