Being able to close quick on a good deal is always a plus, still need to do inspections, tank sweep and title work though.

I'm just not sure what type of crowd is going to be sweeping in next.

It cuts out a lot of the management, e.g. one tax bill, one insurance bill, tenants that write unit # on the payment, rent all the same for the same unit, reroof the whole thing at once, do upgrades as a sweep when units turn over, etc.The single family houses will typically get more dollars per square foot, more dollars per door, have less 'extra' expenses such as a playground, clubhouse, pool, common area, and have a lot less turn over.  

Fortunately I did not leave the money sitting in a sweep and its been a great few weeks on the markets.
