Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

Over the course of using Bigger Pockets I have had very degrees of opinions on who I should vote for concerning a post.When I first started using Bigger Pockets, I was too naïve to even think of voting for someone that took the time to answer one of my post.  

Personally, I started off getting referrals from other real estate investors when building my team but eventually found and added my own people to my network over time.

Breaking it down by room can make the process a lot easier.There are also some great pre-made checklists in Airbnb host groups and forums if you need a starting point.

Starting looking for opportunities last Fall and so far it's been terrible.

BTW, these were both Texas only fund, exemption from registration was via the intrastate exemption, and compliance was with the Texas Securities Board, where the offering was filed and reviewed to be in compliance. in 2014 I started a Reg D 506 C note fund, with the emphasis on note sizes much larger than the Texas only funds - $400k - $5 million.  

While this has been an unfortunate start to my investing journey, I still believe in RTR’s future as I see great opportunity here for investors when it’s done right. 

Appreciation is very much possible, but my question to that is when do the markets reach their peak and prices start to soften up a bit.
