I have corporate bookkeeping experience and can see all the money coming in online but there is no one there I can speak with about our account.

It is a tough buy and hole RE market everywhere but markets like San Francisco are particularly challenging in the short term due to the poor cash flow (negative cash flow).  

@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.  

Obviously speak to a lawyer or someone with more knowledge, but I have heard of people leaving their FHA home before the first year is up for much worse reasons. 

He met a lady from Mexico that could not even speak English.

No one speaks like that, in real life. 

I have not invested in any syndications myself but I have gotten to see "how the sausage is made" so to speak through the process of selling some apartment buildings to a few different syndications.

When I speak to finance institutions, I am only offered non-conventional loans for investment properties which require high down payments and significantly higher interest rates.

I'd recommend speaking to a referred lender to help you understand all of your options.
