Is there any type of document I can make the buyer sign for these 2 weeks he will be occupying the property in order to cover myself?

I have a sales agreement with someone that was signed a month ago and the closing was supposed to be in 2 weeks. 

By writing and signing an agreement that covers as many potential issues as possible.

I take the issue of sponsors acting as fiduciary to their investors very seriously, regardless if they are legally required to or not, and plan to create a platform that calls out those who don't, and celebrates those who do.

I signed a one year lease and moved out one month early.

While I’ve been involved in much of the process, and I know Hawaii’s rules, regs and other intricacies well, I have never obtained investors, never signed contractsI and never opened escrow so I feel like I’ve been more of a spectator… I’m basically starting from scratch and I’m a bit nervous. 

However, once I signed an agreement, they sent me an even longer punch list, approaching $2K for a while bunch of silly things, none of which would deter tenants (proven once I switched away from RL) and all of them carrying ridiculous surcharge prices way higher that one may see even in most expensive coastal markets like CA and NYC.

However, one of them said they won't move in for 5 months but will sign the lease now, even though they're still renting another place during that time. 

Is it as simple as signing paper work to transfer it or does she have to legally sell it to my LLC and if so what would we be looking at as far as being taxed on it?
