I agree that having an entity available at anytime makes sense so that I'm not scrambling after I find a deal to get it set up.As for the "due on sale clause"  I assume most lenders will have this clause in the contract. 

Getting the paperwork out of the way on Day 1 is much easier than scrambling around chasing people this time of year.

Just venting here because I built a plan for my new out-of-state property around this system and now I have to scramble to find a new way to accept payments without the hassle of checks, excuses, or cash.

We both fall down at the same time, scramble up back to our feet and retreat to where we can both figure out wtf just happened.

Moving to the ATL in August (getting married) and I am scrambling to invest in as many Houston properties as I can before I move.

I prefer to have the communication aspect down now before things grow and I have to scramble to do so.The other nice aspect would be organizing my own tasks that need to be done in there as well, although a simple google doc or spreadsheet can be a smaller term solution for this.
