If you put in the work on the front end of putting in good tenants, then it's pretty smooth sailing from there. 

So I'm only frustrated with the communication, but it's definitely not been smooth sailing for me.

There are plentiful activities including sailing, paddleboarding, kayaking and breakwater adventures!

I think @Dave Foster has been to most of those US Territories on his sail boat!
