Happy to talk about any aspects of PM from both the ownership side and as a PM operator side if you think it would be helpful, but I would want my PM to use an attorney and I would be happy to pay it.

**Exit Strategy**: Make sure you have a solid plan to refinance or sell the property before the loan term ends or in case the lender enforces the due-on-sale clause.Being diligent with these aspects will help avoid potential pitfalls in your first Subject To deal.

Other exclusions are roof replacement, anything requiring a permit, exterior painting if more than 5% of surface, "maintenance related to the garden, lawn, or landscaping," anything covered by any of the various required insurance policies, etc.
