So fixing up the property, recruit good tenants and let go bad tenants, building back onlinr reputation would take more time than just one year.

I haven't tried to recruit others in my deals on this forum.  

They mostly do not take on inexperienced LOs; they let newer folks get their feet wet (and presumably screw up a bunch) at another place, and recruit them from there. 

I need to get into contact with a Reserve recruiter so I can decide which one to do once I separate from active duty.

But I wanted to quickly break down cap rate because I train, recruit, and mentor a lot of first time investors/agents.
