The last 12 months aren't going to predict the next 12, and more or less next 120-240 months which is probably the minimum period to invest in.

What type of investing are you doing right now?

The only other item I've seen is investing outside the US, there are some places where it is more common to have fully furnished apartments for rent, even for long term. 

Or should I invest regardless of student loans if my hope is to use FHA loan for smaller downpayment and then eventually rent the house out in a few years once I move?
