born/raised/ and ivested in houston my entire life. ive been selling all my single family one by one in the lasat 2 years. nothing makes sense to buy. taxes and insurance hit us hard like many others. i'm not an LP or private lender kind of guy so ive been just stacking money into a money market fund and waiting.what is everyone else doing to find cash flow?

I want to raise the rent for each unit. 

Will raising rent 10% (max allowed) get her to give you notice?  

I want to focus more on raising capital through wholesaling and then invest in some multifamily housing in the central Florida area.

They may be less resentful this way than if you just blatantly raise it with no explanation.

Cosmetic updates, some new windows, tuckpointing, new doors and just raising the rents where they hadn't been raised in years.

Also for parents at some point, you have to trust that you've done a good job raising your kids and let them figure it out on their own.Once you are done school (whether it is high school or university/college), you should start establishing your career and be independent. 

He did not know about low cost options or raising money.  

I would definitely have a red flag raised for future dealings with this tenant if they didn't own up to it.
