Liability and umbrella insurance policy should be sufficient.

Buy quality not quantity.

After the year is up supposedly they will be self sufficient. ( They are given furniture,housewares, etc.

A 3 or 4 unit must also meet the self sufficiency rule (75% of total projected rent must cover PITI plus mortgage insurance).

If you have sufficient equity, why don’t you simply obtain a home equity line of credit?
