I like your thinking out of the box there Tim, but I think trying to wholesale properties to someone in another state may be unrealistic for a new person.I've had headaches galore with California investors or rather California tire kickers who want to buy cash flowing property in Texas.

I am a 30yo male that is tired of just getting by.

It pays the bills but is far from exciting and I've grown tired of wishing the days away.

When i went to a boot camp about two years ago the guy i went to go see told us that an 800 number was very important in saving us time and screening out tire kickers and time wasters.

I was tired and ready for a change… Tired of the “desk job”, so I made the decision to take the plunge and go full time with Real Estate Investing.

Over the next few days, he slashed the tenants tires TWICE.

An acquaintance lost his job, moved out of his condo and rented it out. 6 months passed and he was sick and tired of being a landlord so I proposed an L/O.I took over his payments and agreed to buy it within 2 years for the mortgage balance.

You can easily watch probates, foreclosures, tired landlords, expired mls listings, active listings, sheriff's sales, etc all at the same time.

It seems like you would get a bunch of tire-kickers, but for $30/mo. it shouldn't be too risky.

But then we got tired and realized there was no easy way out.
