AIr BNB just put out a report that in the past 2 quarters the occupancy over the top 10 major markets has been steadily going back up by 7- 9% per quarter and may be back to pre 2021 numbers by 1st quarter next year.

Our intention would be to roll the money from that sale directly into our second-home property.

A couple months of vacancy or repairs could put you behind the eight ball.You could always sell the duplex and take the equity and roll it into something bigger.

So, annualized returns fall as the decades roll and you slowly pay off the mortgage. 

Most health issues with mold are in people that already have pre-existing issues (e.g. asthma) that is worsened by the presence of mold.Does the tenant see mold anywhere?

Do you roll the deposit over for the tenant that renewed?

Make sure you have proof of funds or a pre-approval letter ready to submit with the offer. 

Besides a rent roll, copies of the leases, and P&L or cash flow statement for the property, what else do I want to look at?
