The table stakes are way too high right now for properties that most new STR owners are either overspending to keep up or missing the mark altogether.

If you did not deliver the proper Notice to the tenant, missed deadlines or tried something else that is not legal, your eviction case will be thrown out.A normal eviction for non-payment of rent should be settled in a month, I can only imagine that your property management company does not know how to follow the law - and I hate to say it, I know several, that do not even meet the necessary license requirements and therefore no surprise they don't know.

Never miss them.

This worries me a little because the more we wait, the more potential the market has to go up, the more we are missing out on, and even less inventory will be available. 

What did I miss or maybe have a lack of understanding on that I should research more?

I am going to use it and prep it until Spring, then launch it, but my payments are so low, it's a no-miss.

The file is limited on what it can do, and misses the mark on things like depreciation recapture or like-kind exchanges, which will impact returns, but it’s fairly sophisticated relative to what you can find out there or if you were doing it yourself with limited knowledge.
