I just imagine how many millions are wasted in America today by those that are under capitalized and spend what little they have and never do a deal.. its massive pretty sure about that.the one thing about at least paying for a pre license course which is cheap.. is you at least learn the laws and terminology and If you can get on a team you have a true mentor and you get paid to learn..  

Since people pay a fair amount of taxes (similar to NY and CA) the least they expect is free of charge public services Here in LA people have to suffer a burdensome and highly dysfunctional planning administration asking ridiculous amounts of useless studies and documentation, charging insane fees for very bad services.Architects and owners have to deal with up to 10 different agencies with their own requirements, timeline, fees and applications, resulting in massive delays and costs over the roof.

If there are massive maintenance issues that cost much more to than the $7k Roofstock has estimated then I could back out of the deal.

The massive rent can just be pocketed. $1,800 on a $60k double is insane. 

In some areas around me that is a massive difference jacking the $/sqft way up over a 2/2, while in others it's just a linear difference with similar $/sqft numbers.
