I haven’t gone into depth reviewing the list yet but one thing I did notice that when I did a simple sort of the spreadsheet there were duplicates of the owners. it showed the exact same information.

Personally I always preferred buying by my own very strict standards and had no qualms in regards to manipulating and/or bullying sellers if possible.

They're timely, relevant, practical and super in depth!

Get rid of them, they are manipulating you and interfering with your life.

Usually I can manipulate numbers to maybe get 11-12% but again, it's rare.How are all of you on here getting such awesome deals? 

I think it is important when listening to podcasts hosts and guests to look for the speaker to speak in-depth about the acquisition process and other such particulars.

Then you can read a more in-depth book like The Book On Rental Property Investing by @Brandon Turneror The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

So people can identify problems, but the actual timing and depth of the event is not predictable.
