@Lily Scanlan tricky situation you've got theree.

Although it seems silly, small details like putting out air fresheners, fake flowers, playing some music when showing, and having nice curtains add to making the place feel like home.As far as flips, I really don't get into those.

As an example she pointed out how nice the downtown looked as far as upkeep for common areas and planters at regular intervals with pretty flowers up and down the main street.

I have never done quite that, but when renters move in the spring, we like to give them a $30 discount on rent for "planting flowers" in the garden out front.  

Yard Maintenance: "Yard" means all lawns, shrubbery, bushes, flowers, gardens, trees, rock or other landscaping, and other foliage on or encroaching on the Property or on any easement appurtenant to the Property, and does not include common areas maintained by an owners’ association. "Maintain the yard” means to perform activities such as, but not limited to: (a) mowing, fertilizing, and trimming the yard; (b) controlling pests and weeds in the yard; and (c) removing debris from the yard.Unless prohibited by ordinance or other law, Tenant will water the yard at reasonable and appropriate times, Tenant, at Tenant’s expense, will maintain the yardX.

The house could use some curb appeal with some flowers/plants.

Like ozone, you can’t enter the apartment during treatment, and it will take a few days to make the apartment livable (too strong at first)... but when it’s done the place will smell as good as a flower shop.

Towels & candles in the bathrooms (Hobby Lobby), colorful flowers (not fake) & red candles in the kitchen (add some color) curtains for the kitchen and bedrooms (IKEA), Items from the Dollar Store, any 2nd hand store but make sure you wash the item and it doesn't smell and is in good shape.
