I've seen you post a few times about 70% max leverage but 75% is widely available, at lease with non-conventional 30Y DSCR loans.  

Bonus question: Should I execute the leases under the business name and tenant’s name, or should the leases be in my personal name and the tenant’s name, considering the loan is in my name?

A master lease to the organization structured with an annual escalation clause and a term limit - like up to 5 years - was a recommended way to get a contract. 

First, get everything you can about your properties: leases, tenant contact info, etc.Then find a new PMC!

When I market my long term (1 year lease) rentals as available I have only ever used Zillow and Apartments.com. 

We were able to rent it out for $4,750/month the first year but the tenants moved out at end of lease in October, and we've been trying to fill the property since.
