I was sent an offering memo by a broker selling a multi-family building in an area no reasonable person would even consider affordable housing material yet the marketing materials made a point of emphasis to detail how the property would satisfy the need for affordable housing.

It very well could become a large enough investment to be worthwhile, also solving for "unexpected emergencies ", for the most part and would an easy self management situation if you were to live onsite in one of your connected townhomes.

I agree with Andrew’s comments particularly because this is a home you personally lived in and know intimately.

I personally again in my opinion only.. but these guys could be fake lenders.. for sure HML  do not have a requirement that they can only lend to a corp..

There are large areas in the direction of the flight paths that do not have dense populations so it’s mostly a non-issue.

If you make the person an LLC employee you can get around it, but partner does need to be careful.

@Ryan Raven most states don't care if you screw up the management of real estate you own personally.The government does have a problem with an unlicensed person/company screwing up the management of properties they do not own.

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."
