If you can make all the arrangements yourself (or I usually let the tenants arrnange for the repairmen since I'd just be an intermediary messenger making the schedule), why do you need to pay for some fancy scheduling/messaging system?

I'll let one of the intermediaries that knows the ins and outs of the rules comment on the actual timeframe, but if you are willing to wait a bit to move into your primary it may give you some tax relief.
