@Brian McCartney thanks for posting! Always great to hear from a fellow Texan. Bigger Pockets does have some good state specific forums and Texas is their most active forum. Feel free to post there if you ever need some more "local" advice about things.

You've got some great responses already.  @Stephanie P. is right on with what she responded with.  And full disclosure, I'm NOT a broker (I'm the other type) and I would still recommend in a broker to most investors.  But even more of a recommendation is who are OTHER real estate investors using in your area - or at least in the area of the property.  Most of the time other real estate investors have done the hard work and searching and already know who to use.  So lean on them first.  And as mentioned above you should have at minimum 4 different lenders at your disposal.  You can't find a good property and then not be able to take it down because of lending.  It's too hard to find properties as it is.
