Usually an agent is guessing what a buyer will pay prior to listing a property, while an appraisal happens after the property has gone under contract at a certain price. 

What I didn't see mentioned in prior comments (probably becaue it wasn't specifically asked) was paying point or "buying down" the rate. 

The instruction offered may be excellent but being that it is only offered weekly in most mentoring programs with the ability to ask additional questions at a resource center will not be able to compete with in depth hands on mentoring that could truly train someone to be successful.

Run a full background check to see their credit score, prior evictions and criminal record.

I believe if you are asking if it's important to meet the tenant prior to them moving in so that you can build repoire, the answer is not necessarily.

Would you build a portfolio with long term rentals prior to investing in short term rentals, or would you use short term rental opportunities for quicker profit gain to expand on purchases of long term rentals.
