Thankfully, in almost all of these cases, I was able to skip the Rehab and Rent steps since they were occupied, professionally managed, and some type of owner financing/bank financing was in place.As for returns, since I oftentimes finance approximately 100% of the deal, the return is infinite.

Then you need to start flipping first to grow your "seed money", then continue to flip to generate continuous profits (never spending your seed money...only use it, an infinite number of times) which you use to buy your rental properties.

So technically, I am making LESS money up front selling the house (25k cash vs 30k net worth), and loosing infinite money down the road through rent and property increases.Sounds like a guru pitch to me...

That is the target since having $0 left in the deal means you have infinite returns and you can continue to purchase as fast as you can refinance them.CAP is basically worthless for 1-4 unit properties.
