Im currently in the building up cash phase, and looking to get into buy and hold strategy.

Do I need a phase I, how much should it cost and what exactly do they look at?

My wife and I live in San Clemente where we are hoping to start our first real estate investments.We are very new to real estate and are definitely in the educational phase.

They occur during the Rehab phase up until the property is fully rented.  

Or is it all about the quality of the deal regardless of the phase of the market cycle?

I am currently in the knowledge acquisition phase of this hopefully long and fruitful journey and will be looking to move on our first deal sometime in the next few months (assuming we find the right deal!). 

Hey guys, so im currently reading Set For Life and am wanting to implement phase 1 where you save 50% of your income or $25k over the year.

Average construction cost $175/sqft, so construction cost for all five units ~$1.4 million.Thus, with land ($475k) and construction cost ($1.4 mil) = $1.9mil, approximately running $380k/unitSales price, will be about $500-$525k conservatively.Any thoughts on how a newbie might best approach financing the construction phase with partnerships?

Putting together a checklist for this phase.

While we are advancing in the market cycle and are now certainly in the second phase of the seller's market I don't quite see the turning point on the horizon.
