I had a very scary incident happen a couple of years ago while showing a property, and I did call the police.  

Failure to do so could result in eviction.Those with pets will be required to provide their pet's vaccination records, vet contact, license number, and a photo as well as a statement confirming that their dog is not aggressive nor has it been cited in a biting incident.  

Do you mean stopping the water line prior to the incident will not prevent the pipe burst?

It sounds like you dropped the ball here. it seems like negligence on your part, Waiting to notify them a few days before hand. then blaming because you couldn't reach them. respectfully, you should own this incident.

There has been a number of water and fire incidents that give me pause and concern. 

It's highly doubtful that a few random incidents will give your property a reputation.

I think the incidence of "needy" or "trouble" renters is absolutely higher than ever.

The damage is about $15k.I contacted our insurance and they are denying our claim, citing the following:collapse, including any of the following conditions of property or any part of the property: (1) An abrupt falling down or caving in; (2) Loss of structural integrity, including separation of parts of the property or property in danger of falling down or caving in; or (3)Any cracking, bulging, sagging, bending, leaning, settling, shrinkage or expansion as such condition relates to (1) or (2) aboveTheir reasoning is that the tree didn't fall directly on the wall itself, and claim that the basement was faulty prior to the incident.

Depending on your insurance policy and the cost of new window, you might have a low (or even a zero) deductible for glass replacement caused by incidents such a lawnmower or a kid throwing a rock from the street
