@Marzieh Rostami  To illustrate and example, lets say you buy the land for $150k, and you build a 1200ft2 house for $132k (=1200ft2 @ $110/ft2), ignoring finance and soft costs, your total cost would be $282k.

I don't know if the numbers work but for ease of illustration - if the propert you're purchasing is worth $700K and the investment portion could be allocated to be 50% of the property then you could purchase the property using the 1031 proceeds and accepting debt for the remainder which would be your primary.
