Also, the podcasts are a GREAT source of information and @Joshua Dorkin and @Brandon Turner are both hilarious! 

I saw one trying to cut with their circular saw blade on backwards at a property the other day, pretty hilarious and the homeowner was convinced they had hired a great handyman because he showed up on time and talked the talk a little bit.

If I could charge for preapproval based on if they are working with a rando on zillow v someone I know, I would do so, since there are REALLY good odds that I'm otherwise just working for free when the buyer insists on working with a rando realtor (on average, a randomly selected realtor will be... average... which does not cut it in this market).Interestingly, and hilariously, I read an article that NAR has achieved a new record number of members... right when it's the worst time in all of American history to become a Realtor.

Fantastic info, I find it hilarious and have to tell people this all the time, "how do you intend to be successful buying some motivated seller list that is sold to thousands of others just like you?"

However, it was hilarious when they just entered in the defendant's name as any possible combination of entities that Massachusetts offers because they couldnt figure out who the members of the LLC were....Hilarious when the judge asks you... who are you suing?
