@Brandon Sturgill Concerning the the Virginia state regulations I believe to be a licensed broker you have to work as an agent for 3 years, but I am unsure if the degree in Real Estate would negate that.

Not even double (I do have higher geographic cost).Jobs that make 100k+ with no college degree: sales (insurance, cars, software, medical, RVs, real estate, etc), trades (plumbers, electricians, even carpet layers in my area make 120k/yr).

My question is: Would it be better for me to get the free degree and pursue the CPA first, or take the real estate accounting position that will more directly relate to my dreams of being a real estate investor?

I book the notes as assets, not equity.....but......while my thirty plus year old degree was in accounting, I’m not a CPA.

If you are insistent on having them as signatories to the lease (aka a tenant), then screen them to the same degree as any other tenant applicant.
