Plenty of people invest remotely, and as long as you have modest expectations (not chasing the highest possible yield), and are using light leverage, and don't get suckered into buying in a part of town that you wouldn't feel comfortable visiting in broad daylight, plenty of people do this and do... fine.

, what are the pros and cons? 

We’re drawn to relatively affordable areas that may be more resilient to climate change in the long run (though we know nowhere is immune).Buffalo has caught our attention because of the growing investments in the area, which we think could drive future economic growth.

Landlords and Investors are concered about evictions and what that may look like 9 out of 10 times.

So I am sure they don't want pesky DTR operators stealing their bed and food and alcohol revenue.
