I like the idea of college rentals as you just need them to be functional not nice (since they will get beat up a little each year) and that is what deposits are for.Definitely require a co-signer, normally it is the parent of the kid.

Tried Buildium, but it referred me to different platforms, it did not look very convenient.I would like to make application process/  lease signing/rent payment easy for applicants and for me.Zillow is on the way to build all the functionality, but they are not there yet.

In order to avoid the low participation rate, I've a.) suggested that by completing the survey, the tenants could win up to $100 - the amount is a function of the thoroughness and comprehensiveness of their answers and b.) issue the survey with 3-6 months left on the year-long lease so that I can take the feedback into consideration and assess repairs and improvements that may help retain my top quality tenants and reduce vacancy.

Since this person will have the most reliable info on what your unit can rent for ask them that of course but also make sure you’re both on the same page with the condition the unit needs to be in for them to achieve this rent; this includes not only what repairs might need to be made but also any functional or cosmetic improvements. 3.

I have only taken Scott’s so I cannot comment on others but his training has been instrumental in my development where I have bought 60+ notes in past 18 months a good real estate calculator will have a PV function.. that is the heart of the matter in note investing.. just learn how to do that one function first off..
