I also do post to local neighborhood groups on Facebook periodically but recently have cut down on my social media dramatically (too much drama, arguing, and general hatred towards one another.)That said, when you meet someone for the first time and they say, "What do you do for a living" I've (finally) pivoted to say, "I own a small real estate business" first (instead of after talking about my W2.) 

Both are terrible choices NYC, super expensive and high taxes, and TERRIBLE landlord laws.

Finally- on the sale side- the mortgage assumption is a nice sales angle, but your buyer pool is really small for that.

Finally, I would avoid Property Management Companies. 

Nothing came on Friday and then on Monday I was told the commitment letter was being finalized and would be out shortly.

I know I wouldn't have bought it if it was my choice, but it's been passed on to my parents and so I'm just going with the flow here and looking to help them defray the annual costs as much as possible.
