It doesn't have to be fancy, but it needs to be safe and in a solid middle class neighborhood or better.

that is a very good idea in my opinion @Mike Nelson that is what i did as welli like the idea of being a tenant and not having to fix things because i fix enough things in my everyday working life it is for sure costly to own those fancy homes i would sell it and buy more investment property with the profitsgood luck

You may find a sharp pencil in the box with low overhead that charges $80 and you may dull crayons with fancy offices that charge $200 to make rent.

I am always dressed for some type type of labor, even when showing my properties, because I am a do it all yourselfer type and there is always something that needs to be done around my rentals from lawn mowing to painting etc.   

That is basically just a page that has an email capture as well, no other fancy stuff like a blog on it.
