I think what's important here is whether or not the repair was a cap ex repair (full roof, full siding, furnance, ect) or a series of small repair (carpet in one room, paint in one room, light fixtures in a couple rooms).If it's a big ticket repair then it gets depreciated.

@Samuel Sam - if you went to college and your degree is the same as your job (ex you have an engineering degree and you work as an engineer) you can get an exception, otherwise you need to wait for the 2 year work history or pay way more for a loan

Typical items to include in a partnership agreement include1) How income, losses will be allocated to each partner2) What would happen after the result of an unforeseen event(ex. death of a partner)3) how/when the partnership will disolve4) Who will manage the partnership5)etcOnce you have the partnership set up - the partnership will not be eligible for conventional financing.

Here are my numbers as it sits:Income:$2600Expenses:$650 - (vacancy, repairs, cap ex, management)$250- taxes and insurance$180- owner paid utilities$300 - my cash flowTOTAL: $1380Left to pay monthly mortgage: $1220So given these numbers I can still get this thing to cash flow, and if for some magical reason I could ever get the city to change the rental license back to save the integrity of the property, this would be a home run!

Rather than allow it to keep me down by paying down as a short term revolving debt, my wife and I are basically considering it "re-buying" the house I bought with my ex wife in 2009 for a collective number that would be a steal today and considering the collective divorce debt as a 'business loss' from my past that I'm paying with the deal I bought the house for.
