Essentially he wanted to live in his own place but didn't have the money and I figured buying a house with him at the time was a good investment.

House was built in 2005 (I lived in this house and rented it out when I moved back to California). 

I would certainly advertise that and add pictures and themed items to house.

REALITY CHECK: THIS BUSINESS IS HARD.Wholesaling and buying houses off-market is a sales game—and sales is brutal.

Also, I am assuming since you house hacked that you only did 5% down, which then increases your mortgage payments compared to 25% down buyers.

@Alex Mull as some with experience in both turnkey and all-in active investing, I can tell you the biggest advantage is saving, time, hassle, and some full-service turnkey companies mitigate your risk by doing the upfront renovations and placing qualified residents while the company still owns the house.

LTR and MID term are hot now as well, we have more people that want houses than houses to rent to them.

I looked into this at more than one occasion, because Milwaukee has such an old housing stock, everything is 60-120 years old.Most of the new apartments we see are 4 and 5 star developments with very high rents, this allows to offset the high cost of construction a little better.
