It doesn't matter if the average age of your inventory is 12+ months. 

I started in Real estate investing when I was 21 and ended up quitting at age 24 because of some hard luck.

I was advised to find a small boutique broker in my market or in the asset I was interested in, ideally aging, and try to get in and add any value I can with them. 

That is great that you are starting out at young age! 

Im going to see if the seller would be interested in doing a land contract, but given their age, I dont see them going for it. 

Also you might learn to work leases, where people probably care less about your age. 

This can tell me a lotabout the age of the plumbing, roof, HVAC, etc before actually walking it.

Go to the Premises, knock on the door/ring the doorbell and wait.a) If all adult occupants are home/available, place a copy into the palm of each adult occupant’s hands, and leave one additional copy forany other occupants, ORb) If a person of suitable age and discretion is home/available, place enough copies for every adult occupant in their hand AND mail to eachof the adult occupants, plus one more copy to “All Other Occupants”.

Also, the age of the mobile homes can limit your cash flow in the future.
