The house was not stored properly from the wholesaler/salesman and it is still in his name but he is trying to put some of the fault on me...In California I know you have to disclose any mold so we need to remediate it and have it signed off by an environmental mold test...Who is responsible for this nightmare.

Are there channels to find reliable contractors experienced in Leadership in Energy and Environmental Design (LEED) or along similar lines with investor/budget-friendly prices?

I would make sure that I'm covering myself in event of unexpected results -- construction delays, changes in scope, environmental concerns, etc.

Depending on your local environmental regulations and how big the parcels are you may be able to sell land to the city if they need to replace habitat to build a road or something.

We should have the experience to have fired them in the first week, but we did not and our timeline is all messed up due to the late start combined with rain and Covid (6 to 8 month project hopefully will finish prior to 1 year).Alliance Environmental did good enough that we used them again this month. 

One thing to be aware of when acquiring this type of property is the risk of environmental contamination of the property by chlorinated solvents.  

Habitable generally means functional and environmentally safe. 

We focused on building Energy Efficient & Sustainable Developments which reduced environmental impact, used high-quality durable materials, and included energy efficiency improvements.

The reason is that there is uncertainty and cost involved in taking land and building on it, mainly permits, utilities, and potential soil/ environmental obstacles, and over course time which = money.
