NoVA is overpriced, hence I don’t.

/No Va area that I operate in, it means building a 2000 sqft house for less than $100,000.

Any good areas (though affordable) in Nova you would recommend?

If you want RE as a portfolio diversifier and you believe your equities portfolio is large enough, then I still suggest selling but aiming to 1031 into an more lucrative property.I am an agent in NoVa and have many clients who go through the same decision making process.

I am enjoying Nova Scotia due to affordable prices, appreciation in Halifax and landlord friendly province. 

@Jacob Pereira, @Vikram Jayaram - Yes,especially the price point at which one can enter into SFR investing in Austin.Also have friends local to Austin and from west coast investing there and have seen tremendous growth in potential over there.And my own numbers were working out to be quite decent.Besides,I already own a few rentals here in NoVA,so kind of diversifying so to speak.Homes here have become expensive with metro's extension to Reston/Ashburn and Amazon announcing their HQ2.I would have to admit though that I am lacking network/guidance on multifamily investing in the DC surrounds.

However, if a civilian with no VA entitlement assumes a VA loan, the seller does not get their entitlement back.

I would suggest reading a bunch in the forums for a different investment area or consider a house hack in NoVA, or moving your sites farther south.

Here are a few that do just that:Front Royal/Warren CountyLocated at the Northern end of the SNP and is the closest to NOVA and around 75 miles west of D.C.
