EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

For the tenants education and the owners protection, we have a "Septic Addendum" in place that spells out what can be flushed and cannot.

What do you all recommend as to additional education/reading or areas to explore getting things moving? 

If it didn’t take a long time to generate that cash(1 year or less), I would consider doing syndication and wait and see how it went, while continuing to educate myself on local market conditions for an investment property.

Either way, there is plenty to educate yourself when looking to handle wealth.Hope this helps.
