@Gary MontgomeryYour first year is going to be the most difficult because you will not have any tax returns as a SE investor, which is heavily weighted for bank underwriting. 

Consolidation will just do a weighted average of your loans where refinancing you should be able to get a lower interest rate.

. :)  you have a nice dream but wrong asset to make that dream come true, unless you live there and make it your lifes work..

Most people are not that dedicated and it shows.The passion I have left for this business is because it is a mechanism to fulfill "the great American dream" of upward mobility they used to teach in high school Civics.

and how is your credit.if you have a little bit of money IE the 3.5% it takes to get a FHA loan then just go that route you need a job and credit as well.if you cant qualify for a FHA loan there  are not going to be any private lenders going to do anything with you in any capacity... remember those books are just ideas and maybe someone gets lucky but its not the norm by any means.. they are selling dreams..

I realized a couple months back that i could honestly read everything there is to know about real estate investing but if i don't take the necessary action my dream of becoming financially free before i turn 30 will never manifest and being a couple months from being 25 i don't feel as though i have much time.

I'm determined to become successful and financially free, but feel as though if I keep hanging out with him it'll be like an anchor or at least extra weight that'll slow me down on the path I want to take in life.
