You still may have negative cashflow, but it may be smaller, so is addressed by rising rents sooner.As a professional in the Build-4-Rent space, let me make some corrections here. 

I don't know if this rises to that level, but it's something to consider, particularly if the tenant does sue. 

We PM 600 + doors of which about 450 are with various govt programs.

Not this crazy stuff you see on TV.  90% of S.O. that are looking for rentals specially if it is a higher price like say $1,000 or more are serious people that are trying to rise above the muck and be a better person.

Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.
