Which is why wholesaling is much more attractive because it requires no start up money. you cannot successfully wholesale as its taught by on line courses or gurus if you have no money.. the successful wholesalers be them licensed or not spend THOUSANDS upon THOUSANDS a month on lead generation.you could bird dog.. maybe with limited captial just gas and a phone and hope that you get paid. 

i recently found a property that is an old farm house that sits in a good bit of land but it isnt used as a farm any more and also located on the property is a large 20 dog kennel building that the owners have been useing as an animal shelter so i was wondering if it would be a possible to get a grand to buy the land?

They kept two cats and two dogs inside, and the place nearly required a gas mask to step into (and this is coming from someone who has animals in the house and is used to the smell). 

But not being a landlord personally I don't really have a dog in the hunt but it does affect me as a value add developer.

Unless the place is a dog, can get 10 applicants the first day you list.Honor the lease, then raise the rent $150 when it expires. 

@Michael Duncan I wake up at 6:30am PST, I make my coffee and then drive to a neighborhood my dog and I will walk.

I have no dog in that fight but there is definitely a lot of smoke.

One couple living upstairs (military, MIL), one couple (not military) w/dog living downstairs--they worked that out among themselves after renting house.

There was one multiplex that was rehabbed for 6 months and had a bunch of German shepherds (they were actually the owner's dogs and were super friendly lol people were just too scared to go near the property).
