Since I am retired and have been able to par my normal taxable annual income down to a bare minimum it might be possible to use a small portion of the capital gains in future tax years at Zero tax rate or at least at a very desirable low rate.

Once open, select your thermostat.Step 2) Tap the settings wheel in the bottom right corner.Step 3) Choose “Temperature Range” from the available options.Step 4) Adjust minimum temp and maximum temp sliders to your desired range.Step 5) Tap "Save" to set range.I don't have a Nest but I did setup an alert on the SmartThings app when things get out of control.

It's true you get a tax deduction for your mortgage, but you also pay taxes on whatever else you decide to do with that money.I would list all of your known investment opportunities, what you think the after tax returns would be, and a risk level 1-5.If paying the mortgage is a clear standout on that list on a risk/reward basis, I would spread out the $60k over a period of time and apply it to principal.You might have other goals like cashflow or reducing risk which might weight towards paydown also.
