The only good use I can see of the fees are based on rent charged would be for a tenant to purchase it and charge themselves $0 or near $0 rent to avoid the rent based charges. 

Looks like you’re just covering your bases with generic responses to us though. 

Based on what you all have said I think my best option for now is to put the multi fam under my LLC and keep renting the others as I have been.

This could be laborious as a one at a time deal.Not sure if this would work but you might be able to pay someone from Fivr to write a script that would do it automatically for you and generate a list based off of the multifamily addresses that you already have.   

Even if you believe you can stomach the monthly payments, paying $20K a year to carry a piece of land based on the information you shared is not recommended.

Can I dictate the remitter listed on the check (LLC vs controller vs IRA) based on the needs of the transaction - my local bank would at least give me that much latitude - or is that determined by these banks?

There is a stats page on furnishedfinder.com that you can use to see what midterm rentals are asking for in your area, based on bedroom count.

If it were to read LP member owns XYZ% and will receive a certain percentage of proceeds based on property performance, that's a different story.
