The text of the proposed House Bill regarding accredited investors is: "any natural person the Commission determines, by regulation, to have demonstrable education or job experience to qualify such person as having professional knowledge of a subject related to a particular investment, and whose education or job experience is verified by the Financial Industry Regulatory Authority or an equivalent self-regulatory organization (as defined in section 3(a)(26) of the Securities Exchange Act of 1934)"The last part is of most use, but whats an equivalent self-regulatory agency?

The earlier requires prior authorization from the tenant (either in a lease clause or written amendment) to apply security deposit to charges.

I will continue to use this provision in leases, but intend to tighten up language to emphasize that all repairs must be identified timely and must be authorized by landlord/PM.

Fortunately, she has indicated that at her age, she will not need to purchase another home.I assume, I'll need to have her quit-claim the deed, put me as a beneficiary on the insurance, and give my attorney any information and authority necessary to deal with the bank in the future, should there be any problems.Has anyone done this before?

Big complexes/companies won't tell you anything over the phone so I usually just drive to the complex with a form and the signed authorization to get rental information and the PM will just fill it out for me.
