Aggravation, there will be court appearances, document discovery, depositions and the possibility the court will rule against you. 

Issuing notice to pay or quit by the 7th day would also be par for course but all the more reason a few days late fee is one thing but a whole week or more late fee, at least have the late fee covering the time and supplies and aggravation of having to issue written notice.
