Relying on just anybody to do this means you might have substandard work, or not to code work etc. 

FF is not a perfect platform or system, and I don't believe it should be relied on 100%, but it can be a useful tool

If your never looking at the houses. then your just a lead source and your buyers cant rely on any of your numbers other than basic numbers pulled from data.. but real estate is local and who knows the condition of the property really, when you have not looked at it..

I would say best case is that given political climate, those in control of economic directions take a step back from all political influence as it poses a no-win scenario, and heavily relies upon guidance, direction and leadership from economic/finance professionals to a degree much more significant degree than prior.

Look I was a "troubled youth" and I unfortunately tacked on 5 ADULT f5 felonies and nearly 5 years of lock up time by the age of 17!

I guess people are relying on the values continuing to grow at 7%p.a. in this area and will make their money on the back end when they sell.

Honestly- with that volume and the profit you should make from 24 flips, $72K isn't enough.With that many projects, I wouldn't want to rely on a 1099, I want an employee that I can actually require duties and timelines of. 

Not a solution, but going forward...Have all adult tenant prospects fill out applications which require their social security number, driver's license number, their birth date, their current address and their prior address.

I really want to absorb as much as possible but only have about 70K in cash available, so I'd rely on financing, which I am no stranger to.
