My due diligence would include looking for ways to increase the NOI, but from everything I have learned, I have been operating with the mindset of “I’m not paying for anything that isn’t already there,” e.g. rent increase, expense reduction from RUBS, etc.

We have a lot of weight (and liquid capital) behind us, so we can negotiate faster and harder than an individual, we know how tax auctions work and can place competitive bids, we're built to find solid properties that need work, and buy them as cheaply as possible.

You will want to look at your cashflow (don't get confused, only one kind :) ) to make sure you have enough to cover needed repairs and a possible reduction in rents if we do find our self in a recession.
